Property Management
Levin Commercial Real Estate Management (LCREM) ensures that all managed facilities and grounds are well-maintained and display optimum curb appeal at all times. We contract, supervise and disburse payment for all maintenance services and repairs. We strive to get the best pricing through competitive bidding, contracting only fully licensed and insured professionals. LCREM makes regular inspections as well as night and foul-weather inspections, and is “on-call” 24 hours a day to address any emergency situation.
Financial Accounting
Our real estate management clients receive monthly detailed financial reports. Rent collection problems and billing disputes are a very high priority, and are expeditiously handled in a very individualized manner.
Lease Administration
Levin Commercial Real Estate Management’s lease administration services include delivery of possession procedures, lease term commencement / expiration tracking, option renewal tracking and alerts, lease and renewal set-up and implementation, processing of lease assignment requests, and processing of estoppel and related tenant requests.
Court Appointed Receiver
When properties are involved in any court proceeding in which the property is in dispute or bankruptcy, we are prepared to take over as a Receiver with full custodial responsibility. With extensive experience, Levin Commercial Real Estate Management can provide day-to-day oversight of operations, secure the assets and oversee the property to maximize both the revenue and the value of the assets. We provide monthly management reporting which includes a detailed financial accounting along with a photographic update on the physical condition of the property. In addition to Receivership Services, we offer full Commercial Real Estate Brokerage Services.
REO Services
Troubled properties are usually in need of rapid financial and operational analysis and immediate stabilization, to keep tenants and customers, and to protect and improve asset value.
